What is Cloverfield Commons?
Cloverfield Commons is a proposed development of homes serving valued Santa Monicans who cannot compete in today's real estate market. It is envisioned as a modestly scaled community that occupies only a portion of the Santa Monica airport land, complimenting civic amenities and the largest public park on the westside.
This "commons" would model the open, forward-looking spirit of our city, supporting a vibrant mix of people who live a neighborly life closely connected to work and leisure, in harmony with the land.

What does Cloverfield Commons look like?

Housing we can afford
Cloverfield Commons would be a neighborhood of around 3,000 below market homes, ranging from very low to middle income, in a mix of low to mid-rise buildings.

Open green spaces
The homes at Cloverfield Commons would be organized in clusters around pocket parks that connect via landscaped pathways to large public open spaces.

A walkable life
Cloverfield Commons would let local workers live close to their jobs, reducing commutes and air pollution. Homes would be connected to local mass transit, bike and pedestrian paths.

Cloverfield Commons contains dwellings that evoke the character of Santa Monica apartments and housing complexes of the city's early years.

What is currently planned for the airport after 2028?
Voters passed Measure LC in 2014 to close the airport in 2028 and allow only open space unless voters decide otherwise. State housing mandates may also play a role in what must be considered and built.

A broad coalition of area residents and civic organizations supports the Cloverfield Commons vision.

What does the timeline look like?
By the end of 2025, the Santa Monica city council will choose a plan for the redevelopment of the airport. There will be a community process to review three draft options before then. After the selection of an option, beginning in 2026, there will be an extensive environmental review process that may take two to three years. The airport is scheduled to close at the end of December, 2028.
Who opposes Cloverfield Commons?
Some airport interests would like to see the airport remain open with no park or housing development. Some proponents of a large park do not favor the inclusion of housing at the airport.
